Most plumbing problems start small: a drip, a slow drain, a toilet that never quite stops running. Left alone, they waste water, stain ceilings and end up costing more. We'd rather sort them while they're still small.
We're used to Glasgow's housing — sandstone tenements with shared stacks and old lead or iron runs, 1930s bungalows with pipework under suspended floors, and newer builds where everything is boxed in. We work tidily, protect your floors, and explain what we found.

Blocked drains and drainage
A blocked sink or toilet is usually a quick job. A drain that keeps blocking is telling you something — often a dip, a crack or a build-up further down the run. We clear the blockage, then find out why it happened so you're not calling us again next month.
In older Southside properties, shared drains and soil stacks are common. We'll tell you plainly whether a problem is yours to fix, shared with neighbours, or a matter for the factor or Scottish Water.

Do you do small plumbing jobs?
Yes. Dripping taps, running toilets, leaks under the sink, new taps, outside taps and radiator swaps are all everyday jobs for us. Call or send a message and tell us what's going on.
Can you unblock a drain?
Yes. Sinks, toilets, showers and outside gullies. If a drain keeps blocking, the problem is usually further down the run, so we'll find the cause rather than clear the same blockage twice.
Do you work on commercial premises?
Yes. Offices, shops, cafés and landlords' properties across Glasgow. We can plan work around your opening hours to keep disruption down.
