Bathroom fitters in Pollokshields

Pollokshields is really two places. West of the railway, around Maxwell Drive, Nithsdale Road and the streets near Maxwell Park, you'll find detached and semi-detached villas built for Glasgow's merchants, with high ceilings, deep cornicing, big sash windows and rooms that dwarf most modern bathrooms. East Pollokshields, around Albert Drive and Kenmure Street, is sandstone tenements, closer in feel to Shawlands.

In the villas, the challenge usually isn't space. It's the house itself. Bathrooms in homes this old have often been moved, split or modernised several times, so behind the tiles you can find anything from original lead supply pipe to 1970s copper and plastic waste. We survey properly, trace where things actually run, and replace what needs replacing rather than connecting a beautiful new suite to tired old pipework.

Period homes suit period touches. Freestanding baths, traditional basins on washstands, high-level cistern toilets and metro or encaustic-style tiles all look at home under a Pollokshields ceiling. But you don't have to go traditional. A bold modern bathroom in a Victorian room can look fantastic. What matters is doing it neatly, with pipework hidden, tiling crisp and nothing damaging the character of the room.

Big villa bathrooms have their own practical questions. A cast-iron or stone freestanding bath is extremely heavy once it's full of water and a person, so we check the joists and where the bath will sit before you fall in love with one. Large rooms with high ceilings and big sash windows can also be cold. Underfloor heating under the tiles, a generous towel radiator and a thermostatic shower that holds its temperature make a huge difference to how the room feels on a January morning. Hot water is the other one. A big bath takes a lot of it, so we'll check your hot water system can fill it before you commit.

A traditional look can also mean showing off the plumbing rather than hiding it. Exposed chrome or brass pipework to a freestanding bath or a washstand basin looks superb when it's run straight, level and neatly spaced. It's unforgiving work, so it's worth getting right.

Villas often have space for an en-suite in a dressing room, box room or the corner of a large bedroom. The toilet's waste route to the soil stack decides how easy that is, so we look at drainage first and design around it.

Much of West Pollokshields is a conservation area. Most internal bathroom work won't be affected, but anything that changes the outside of the building, like new vent terminals through a front elevation or replacing windows, may need permission. We'll flag anything like that at the survey so you can check with Glasgow City Council before work starts.

In East Pollokshields tenements, the usual tenement rules apply: a shared stack that fixes the toilet position, timber floors that need a rigid base and proper tanking, and a close to protect while everything goes up and down.
