Most bathroom horror stories start with too many trades. The plumber blames the tiler, the tiler is waiting on the joiner, and you're boiling a kettle to wash your hair for a month. We run the whole job ourselves: strip-out, first-fix plumbing, boarding, tanking where it's needed, tiling, second fix and the final clean. You get one number to call and one person who knows where everything is at.

Get those right and the room looks after itself for years.

It starts with a free home survey. We come out, measure up, check the water pressure, look at where the waste can run and take a proper look at the floor and walls. Bring your Pinterest board, your brochure pages or just a list of what annoys you about the current room. We'll talk through what's possible in your space and what it's likely to involve.

Next you get a written quote that lists what's included, so you can compare it properly. Once you're happy, we agree a start date and a rough order of works, and we help you pick the suite, tiles and fittings if you want a hand. Materials are ordered before we start, so the job doesn't stall halfway while a basin is on back order.

On site, a standard refit typically takes a working week or two. Wet rooms and jobs that move the toilet or rebuild a floor take longer, because tanking and adhesives need time to cure and there's more to build. We'll give you a realistic timeline at the survey and tell you straight away if anything behind the old tiles changes it. On the last day we test everything, clean up, and walk you through the new room.

A full renovation from us normally covers protecting your floors and the route through the house, stripping out the old suite and tiles, and taking the waste away. It also covers any new or rerouted supply and waste pipework, making good or re-boarding walls, tanking wet areas, and wall and floor tiling. Then we fit the new suite, shower, taps and accessories, silicone and grout everything, and test it all.

If your job needs electrics (a new extractor fan, lighting, a shaver socket or an electric towel rail), that work has to meet the wiring regulations and be done by a qualified electrician. We'll organise it as part of the job so you're not chasing another trade. Underfloor heating, heated towel rails and built-in storage can all be added. Just tell us at the survey.

Every job is covered by our written 12-month guarantee on labour, and parts and fittings carry the manufacturer's warranty. It's in writing, so there's no argument about it later.

Bathrooms on the Southside aren't one-size-fits-all. A top-floor tenement flat in Shawlands has a different set of problems from a 1930s bungalow in Giffnock or a family house in Newton Mearns with three bathrooms to sort. In a tenement you're usually tied to a shared soil stack, the floors are timber on old joists, and the walls might be lath and plaster on one side and solid sandstone on the other. In an interwar bungalow the bathroom is often small and squeezed next to the kitchen, with pipework that has been patched by three different owners.

We know these houses, and we know where the surprises usually hide: old lead or galvanised pipe, floors that need levelling before anything can be tiled, and waste runs without enough fall. We'd rather find them at the survey than halfway through your job. If something does turn up once the old room is out, we stop, show you, and agree the fix before we carry on. No surprise extras on the final bill.

Clear the room and the route to it, and find somewhere else to keep your toiletries for a week or two. If it's your only bathroom, talk to us early. We can often plan the job so the toilet is back in action at the end of each day, or so you're only without it for a short spell. We'll also tell you when the water will be off.
