Clarkston grew around the Toll and the railway, and it shows in the housing. Near the Toll and along Busby Road there are flats and newer developments. Head out towards Williamwood and Sheddens and it becomes bungalows, semis and family homes from several different decades. So there's no single Clarkston bathroom. There are three or four common types, and we fit all of them.

Interwar bungalows and semis usually have a compact family bathroom, often with a window over the bath. In homes like these, one of the best upgrades is to lose the bath and fit a walk-in shower. It makes the room feel twice the size and it's far easier to get in and out of. If you'd still like a bath for the grandkids, a shower bath with a hinged screen is a good compromise.

Later family homes, many built in the decades after the war, often have a main bathroom upstairs and room for an en-suite. Those en-suites were frequently fitted as an afterthought, so plenty now need replacing: shallow trays that leak at the seal, no tanking behind the tiles, and fans that were never ducted outside. Modern flats around the Toll bring their own considerations. Pipework is usually plastic and in better shape, but the bathroom is often internal with no window, so ventilation is critical. Access for materials may be through a shared stair or a lift, and there may be a factor or management company to keep informed. We'll work within the building's rules.

Plenty of Clarkston families renovate with one eye on selling in a few years, and that changes the brief. Buyers love a bathroom that looks fresh, clean and easy to live with, so neutral large-format tiles, a good walk-in shower, a heated towel rail and decent storage are a safe bet. If you're staying for the long haul, go bolder with colour, pattern or a statement bath. Either way, what's behind the tiles matters most, because a home report or a buyer's surveyor will soon notice signs of damp or a leak.
