It's easy to forget about the boiler until it stops. But a gas boiler burns fuel inside your home every day, and an annual service is the check that makes sure it's doing that safely. It also keeps it running efficiently and keeps your warranty valid.
A quick note on who does the work: Southside Plumbing does not hold Gas Safe registration itself. Boiler servicing and all other gas work is carried out by our independent Gas Safe registered partner engineer (Reg. No. 666283), whose registration is held personally and can be checked on the Gas Safe Register. By law, only someone on the Gas Safe Register can work on gas appliances — so always ask to see the engineer's ID card.
Safety first: carbon monoxide
Carbon monoxide has no smell, taste or colour. A boiler that isn't burning properly, or a flue that's blocked or leaking, can let it into your home. Symptoms of exposure — headaches, dizziness, nausea, tiredness — are easily mistaken for flu.
A service includes checking that the boiler is burning cleanly, that the flue is sound and clear, and that the safety devices which shut the boiler down if something is wrong actually work.
Every home with a gas boiler should have a carbon monoxide alarm. In Scotland, homes are now expected to have one in any room with a fuel-burning appliance such as a boiler, and where a flue passes through a room. They're cheap, and they save lives. Test yours monthly.
What a boiler service usually covers
Every manufacturer has its own checklist, but a proper service typically includes a visual check of the boiler and its casing, checking the flue and ventilation, testing gas pressure and the burner, checking the combustion readings with a flue gas analyser, inspecting seals and the heat exchanger, testing safety devices and controls, and checking the system pressure. You should get a written record of what was done.
Warranties and efficiency
Most boiler manufacturers require an annual service to keep the warranty valid. Miss one and a repair that should have been free might not be. A well-maintained boiler also burns fuel more efficiently, so more of what you pay for ends up as heat.
Small faults found during a service — a weeping valve, a worn seal, low system pressure — are cheaper to fix in September than when the boiler fails completely in January.
Landlords in Scotland
If you let a property with gas appliances, the law requires a gas safety check on every appliance and flue every year, carried out by someone on the Gas Safe Register. You must keep a record and give your tenants a copy. Many landlords combine the safety check with a full service so the boiler is maintained as well as checked.

Signs your boiler needs attention now
Don't wait for the annual service if you notice a lazy yellow or orange flame instead of a crisp blue one, sooty marks around the boiler, a pilot light that keeps going out, pressure that keeps dropping, strange banging or whistling, water leaking from the boiler, or a carbon monoxide alarm going off. If your alarm sounds or you smell gas, open windows, turn off the appliance if you can, get everyone out and call the National Gas Emergency Service free on 0800 111 999.
